Yeah, I closed on my house friday and can not rent it back for two months (at almost twice what my mortgage was). Sold in five weeks and 95% of asking. Not bad for our CA depressed market. BF and I will close on our new house Feb 25. Here is a link. This house has lots of potential, a bit larger than we need, but an eight minute walk door to door for me. It does need a kitchen remodel so stay tuned for the Miele remodel in the future. I already have the LaPerla.

Because the current owner is a bit of a pack rat, many of the pics on the site is from when the house was sold six years ago. She is the daughter of the hot Spanish realtor who will be my neighbor.
 
It's really nice. You'd get two of those houses here for that money though with enough left over to buy a nice Benz LOL. I thought prices there were tanking. I watched that new show Deals on the Bus or whatever last night and they showed so many $600-$800k houses down around $300k in Stockton.
 
This ain't Stockton

Stockton is in the central valley of California. About an hour commute from Sacramento or an hour and a half from the Bay area (if you were lucky). So many people purchased out there in the last few years as it was the only way they could afford a decent home. As the market tanked and variables reset, the amount of foreclosures went through the roof. The Inland Empire and Antelope Valleys are suffering the same.

The house we just purchased is in the county and in the city limits of Los Angeles. Housing prices in Los Angeles have fallen about 30-40% over the last year and a half. I sold my house for $200K less thsn it was appreased two years ago; however, I paid $400K less for our new house than it was appreased for in 2006. Our mortgage at 4.5 fixed for 30 years will be $2,011 a month. Property taxes are $750.

Almost 900k For THAT? Good God what the hell is is made out of, gold and platinum? No wonder our economy is falling apart, cause of prices like that out in CA.
Here in TN the same house especially if it needs some remodeling, would sell for around 100k and they would have to find an IDIOT to give them more than that for it.
 
housing as an investment and timing

This house is a good deal by CA standards. You can still play the real estate game out here if you can wait out the bad markets (or take advantage of them). I purchased the house i just sold for $165K in 1998. It was in a great area and needed work. I put about $100K in improvements over the years and sold it for $505K. At the height of the market, the house I just purchased was appraised at $1.275 million!

Prices will go up again and if they don't go up quickly, we will have a great place to live. It is all about location, location, location. This particular neighborhood is highly saought after since it is so close to downtown and the west side where there are good jobs as well as the entertainment industry in the valley. It is also next to a major University, which always drives up prices. Sherwood Forest is known for its large half acre plots, circular drives, swimming pools, and tree lined streets.

Another issue that has to be accounted for is salaries for my partner and i are about 50% higher here than similar jobs in most of the country.
 
Congrats Allen, I grew up just a few blocks from there (near Plummer + White Oak). The demographics in the west SFV went south in the mid-1970's and stayed that way until recently, but Sherwood Forest has always been the nicer part of Northridge. Last year I went down and visited my boyhood home, I barely recognized the house and neighborhood.. Iron gates on the front doors, front lawns replaced with dirt etc. But you're right about the location. I'd give anything to have a Chi Chi's Pizza near me (best ravioli on the planet).

Beautiful home and the yard and pool lucious.I lived in Anaheim for 2years,that home would be a bargain there.What year was it built? You can do alot with the kitchen,put in a nice yellow or pink stove and fridge and also in laundry room.The pool is soooo!!! Nice.Good luck to you!!!!!!!!!!!!!
 
I guess

What ever the market will bear and salaries that make real estate prices, i am just not used to seeing such enormous prices on a structure. But the home is absolutely stunning.

Isn't there or wasn't there an applance manufacturing facility in Cleveland TN. I remember taking an applaince manufactureing tour for a class in equipment that I took one summer in the late 80's. It was either a Tappen Mirrowave factory, a Roper factory or possibley something that Bosch eventually purchased for their Thermador range manufacturing. Do you know anything about that.
