Now for the REAL treat!

THIS place. EXACTLY what I want. Also for sale a good long time. Nearly 3500sq. ft. and sits on a parklike treed 1/+ acre in what *seems* to be a very swank neighborhood.

The good? Under 100K. CRIPES.
The bad? Way more house than I need, 40 miles south of where we need to be in GA
The worst? It's for sale now…and we aren't anywhere near ready to do anything about it *If any of you want to generously go buy it now and hold it for me until I'm ready to move, I won't say no….*

Mavica - lol!  I don't know why some realtors (or their media assistants) insist on such strange pics, the ones I hate the most are the pano-stretched, whole room views.  They make a 12x12' room with an 8' ceiling look like a gymnasium.

 

Do you have a link to the Carlton Rd. listing so we can critique?   I love the style of house and a corner lot is even better.

It's also on Realtor.com (and many others) but the Zillow site tends to not stall my mac so that's the site I'm using now.
Home is 1976 build and has the sort of updating/fixit issues which do not bother me in the least. Kitchen cabinet doors are off for what I guess is repainting….dunno. Anyway--I would not buy blindly without having a good look over and inspection done….but my gut says that this is right up my alley. No basement….but everything else about the place sort of makes that a non-issue.

Carlton Rd property if out here...

would be in excess of 2mil. For a house of that size on an acre in my part of Phoenix. 850 grand gets you an acre LOT (NO HOUSE) in my area…and no guarantee of it being on a corner. I LOVE this lot on Carlton Rd. for the established treelike, the backset from the streets and how PRISTINE the landscaping of the neighborhood is based on the 2012 google map street views…

Thanks--It is on national MLS, so I also have been seeing it on tons of RE sites. The house keeps going under contract and always realists about a week later. I *think* it's because bank financing hinges on a house being complete out there. This place is missing sinks, ceiling lights, etc. in several rooms, best I can tell from the photos….it probably was in the process of being rehabbed cosmetically…but banks don't like to loan on "fixers"…no matter how light the fixing up is! Funny thing about the home is that it had one owner from 1987 until Nov. 2015 and 1987 purchase price was $141K. Only $762/year in property taxes on a place that size! Unreal...

It looks like it has great bones and won't take a lot of fixing to get it looking great. The yard looks like it will be a lot of maintenance due to the size.

Looking at houses is one of my favorite things, keep them coming!  I have a couple of apps on my phone, Zillow and a local company's and use them all the time. The best feature is the location function to see what a house is listed for when I'm driving in front of it, makes life so much easier.  I remember the huge MLS books full of listings, one B&W picture and a few stats.  

 

It looks like you're finding some good deals out there.  A little work and time and you could have a wonderful home for a steal.

Paint those nice kitchen cabinet doors?If I got into that place after the paint job---well set up the sawhorses and get LOTS of belts for my belt sander and sand the paint off!!!Wish I could get a place like that here where I am.For what it is-that place is selling for a low price.But wonder if there is a catch??
There is a beautiful home out my way-always like looking at it as I drive by it.Now the present owner has erected an UGLY cinder block wall to hide the home from view from the street-and guess he can't see out either.If that place were ever to be mine-would personally drive a 'dozer thru that wall and LOVE it!!!That would be FUN!!

there are many houses on larger lots but not for that price, not typically here in the N.Georgia area.

My wife said a co-worker lives in the Stone Mountain area and to get to the Windward Area, exit 11 off the GA400 freeway, it takes her 1-1.5 hours to get to work and 2 hours to get home. If you can work from your home or assure your commute is not insanely long, there are some older homes on larger lots that, as you can see, can be deals. Just know what area you're getting into.

Old South mindset

A couple of things about the area. First, the town of Stone Mountain is mostly black, so there could potentially be some tension there if your the only white folks on the block. Second, racial dynamics down here are like nothing out west. Blacks and whites in the South have a unique shared history, good and bad, that includes lots of old time religion. I saw in a previous post that you are gay and with a partner. Black and white don't agree on a lot of things down south, but one thing they do is that gay = bad (as in going to Hell bad), so be prepared for some degree of animosity from all sides. That said, Atlanta itself is big enough and diverse enough that, in the city at least, you probably won't have any problems.
