New Carpeting Recomendations Needed

We have moved in with my mother as she is now 88 and in need of daily assistance.
She lives in a modern style 40+ year old custom built home here in sunny Southern California, designed by my father...a floor covering salesman by trade!
Any who, the original carpet was a shag of varying hues of gold nylon. For over 25 years, post kids, it has been a medium pile white/beige shag. The carpet currently sports huge spots from grand kid spills, and a grey tint from brush fire ash, years ago, that permeated the house. But forget any (more) professional cleaning as it literally has holes sun burned through MANY SQUARE feet of carpet area, and rot from soon-to-be-repaired water damage that was hidden for many years.
Phew! So the need is ample as the current rug is truly past due for replacement. We have waited until our kids were through the worst stain prone years; and we were living here full time to get it done without upsetting our usually hectic vacation visits.
We have kids of 5 and 7 years in age, high traffic areas are carpeted, stairs, hallways etc. But we all remove our shoes before entering. Our 'green/granola' leanings would say wool, but we accept that the best value will likely be a nylon variant. Home Depot has a economically priced wool for instance, but I was not impressed when I saw it in person.
Any and all thoughts regarding manufacturers and retailers would be most welcome.
Before and after pics will be posted showcasing all participating upright and canister vacuums that may be about. Thanks in advance for any info or advice provided.

being what they are, we bought high quality commercial grade (like what you'd see in an office, bank or whatnot) fairly low pile but still plush carpeting in a light cocoa brown (the color of dirt) color for the hall, bedrooms, and common areas of the last new house (LR, DR, kitchen were hardwood red oak) that we built. Even beginning with 3 kids from age 5 to 15, after a number of years, with proper cleaning the carpet still looked new, even in the hardest traffic areas.
 
Green/Granola Patrol here too...

Just be cautious of treatments and fibers that give off toxic fumes/ emissions.

I knew a woman who developed a Chemical Sensitivity Illness and it was traced to the anti stain repellent in the carpeting.
 
Shaw is going to have the greenest processes available, if you follow what they do, for easily obtainable carpet.

What kind of look are you going for? I am contemplating doing a Philadelphia Commercial (Shaw) carpet tile.

The thing that would be nice about the carpet tile is you can make whatever pattern you'd want. Once the area is prepped, the installation is super quick. If a section of carpet gets damaged, you pop those tiles out and put new tiles in.

We've done a few open concept homes with carpet tile and it looks great. I wish I had pictures to post, but at the time, didn't think of taking any.

The other plus is that it is super easy to clean.

If you are going for a comfort/casual type look, that is a different story.

 
commercial carpet brand...

can't recall exactly, it was 20+ yrs ago, but believe it was a well known brand like Mohawk, we had a friend in the carpet biz and it was what he recommended, we followed his advice to go with commercial grade and a TOL padding underneath, and glad we did.
BTW that once 5 yr old is about to turn 30! Yikes!
 
I don't know what brand it is but my home church in Alabama had that very short cut pile commercial carpet for many years and it always looked great no matter how many people walked on it...and the church had 1000 people back then (early 90's). I thought about putting it in my own house because it would be cat proof.
 
Commercial carpet

is the only kind I'd buy. In 1968 my mom bought new carpet for our living rm., dining rm. and hall. It was a Lees commercial carpet - multi-level loop in an olive green color. I have to say it wore like iron. I finally took it up about 12 yrs. ago after I had a mold problem in the house. Still didn't look too bad after 36 yrs..

As Joshua mentioned, modular carpet is nice, especially when kids or pets are around.

Anything from Shaw or Mohawk, whether broadloom or modular, should be good.
