Here friends is another one I like, well as far as layout and such its got everything I want: 2 car garage, 2.5 baths, fenced yard, dining room, and LOTS of room for Hoovers.
It needs some work though, paint and carpeting at the minimum, and I want to gut the kitchen and completely redesign it.
Built in 1978 this model is call "The Envoy"
asking price $339,900

Great Looking House

The house is great. It looks like some fresh paint, change the trim work to a nice Oak and new carpet would completely change the look. My guess is for a temp fix you could even paint the Kitchen cabinets white, add some new knobs and handles, you might be surprised what a difference that would make. All of this is not to expensive to do and can really change the appearance.

I can't judge anything by price in your area. Here that house would not bring 125,000.00. But for your area my guess is that is more than reasonable. Find out how long the roof has been on, how old the furnace and central air are. Those are major expenses. Here one thing everyone would ask is does the basement leak. There are very few around here that don't leak. Even the new homes have trouble with that.

Get a good group of friends over and it could happen in a matter of hours... Good Luck.
 
The kitchen paint looked a little odd with those bright red cabinets, but after seeing it with the black & white tilework, it doesn't look too bad..sort of fifties retro. The black trim is interesting looking. Really though, paint color is something that is easily changed. You can use it to bargain the price down though!

The bedrooms are a little small, but that's something I'm dealing with here in my own house. I can't believe the price they want for it in your area! That's sort of a starter home. What type of HVAC system does it have. Being in Illinois, If that house has a heat pump with no backup, it's gonna be a bit chilly up there in Illinois, and you could use that to work the price down a little. I'm imagining though it's got a gas furnace since the range is gas.

That garage is nice! I wish I had a garage that big. I need a place to work on my rides!
 
Looks like it could really be a cute home Jeff, my only thought is that the kitchen seems a bit small and I know what a great cook you are. As someone mentioned be sure to check and see if it has a dry basement. Any bathrooms down there? Really like the turquoise tile in the bath. Best of luck! Terry

Nice fireplace. Is it the going area rate per sq ft?
The Rem is leveling out a bit here in Ca., hopefully it's a nationwide trend and you can offer less. How big is the lot?

Thanks guys, I wish it were only $125,000! The asking price is pretty typical of single family homes in the area.
The subdivision is called "Summerfields"
The HVAC is gas-forced air, which is what most homes around here use, well those built from the late 50's on anyway. The furnace and A-C looked to be in good shape.
The kitchen tile behind the stove is red/white
The range is Maytag, fridge and DW are Kenmore. The DW is almost identical to the one I have now. Disposal may be original, an ISE Badger I that sounded like it had rocks in it. That kitchen is very small and cramped, and has to go as far as I am concerned.
The basement is finished, carpeted and drywalled and supposedly wired for home theater(now what would my Hoovers need a home theater for?) Judging from the age/condition of the carpeting, it does not leak. There is a half bath in the basement, as well as the laundry room. The W/D are Maytag performa models that looked well used.
I found out this evening its been a rental, that would account for the condition its in.
I LOVE the layout, and with a reconfigured kitchen it would be a FAB house!

always amazing the house prices up there. in san antonio, you would pay 100,000 at most. for 300,000 youd get new house with marble floors. maybe its the basement? David
 
If I can be Frank instead of Pete I wouldn't buy it. Why you ask? I wrote a longer diatribe but am shortening it, for all reasons you cannot access the bedrooms any which way without walking thru the dining/livingroom area, absolute no no in my mind. I could live with that if it was just from the front door, but not from the garage or back door. Sorry just my humble onion LOL
 
For the square footage, and even being in the Chicago area I would say that I wouldn't offer more than $225,000. $339,900 is outrageous. I would expect that home to be in Wilmette or Winnetka for that price. For the asking price, I also would expect true hardwood floors and marble baths with double sinks.
Improvement suggestions:
The den is kinda like a "bowling alley", long and thin. I would take out the sliding glass door and move it to the left about 12-15 feet. Then you could take out the counter with the sink and move it out about 10 feet or so and add an island to the kitchen. I'd also extend the kitchen flooring out to at least the left edge of the entry door from the garage. This would make the kitchen much larger and I'd get a over the range microwave. If you do it yourself, I don't think this would cost over $8K or so. You'd then have a large kitchen, and those are big sellers these days.

You had a copy of the Blue Print. I am sure you could take that to a Kitchen Design store near you or a local Lowes or Mennards and they could give you a rough Idea of what could be done and the cost...mabey you could use it in the barganing process. Or depending on the appraisal, get the kitchen redone right away.

Our Mennards here has a computer that you can sit at and redesign your own kitchen. It then gives you rough estimates...

What I would do with the kitchen is tear the whole thing out.. center the range on the wall it is now, and then make a "U" with those three walls, moving the fridge over next to the patio doors and putting the sink under the window.

This place is not worthy of the Hoover God

and his lovable little puppy dog. Ecspecially with that skimpy kitchen....after all I heard what a cook you are and that kitchen doesn't have enough space for you to set out your Horses Duevys. Also where in heavens name would you keep that wonderful collection of yours in such a skimpy house?....I agree with Mayken4now not for that price.
 
I can't say much about the price from this side of the pond. The house looks cute from the outside. The inside however is kind of small looking, especially the living- and diningroom. If you are entertaining a lot, that would be a bit of a problem I think. Can you picture your furniture in this room?

The seller is also a realtor, and I spoke with him today.
He was insulted that I would only offer $295,000 for his property and told me to go do something thats physically impossible....
He thinks his asking price is fair...
He can sit with that empty house til the cows come home.
I'll keep looking.
