So im in a part time thing with a couple friends and we have some vacation rentals in Vegas and a few other places through out the west and mid west..

Mostly small 1 or 2 bedroom (cheap as crap to buy) condos for under 70K...

We just picked up 3 new units (in Vegas, sold a 60s triplex in Tahoe) and I am getting the new appliances...

Thought a few might like to see how I speck them.. Im in charge of ordering the new stuff... My buddy in vegas handles the contracting, his wife managment and decorating

1st is a 800 sq ft, 1 bed/1bath (near medows mall)
Tappan Self CLean Coil Stove (I had to buy one as it saves me $$$ from the GE i normally get) $386 TEF351EW
Hotpoint OTR Micro Model #:RVM5160DHWW $189.00
Frigidaire SxS 26 cu ft FFHS2611LW $789 (Best fridge for rental use, people can't break them, and they don't hold smells or get beat up easily)
Frigidaire Dishwasher FFBD2406NW $269 (I used to use the BOL GE, but so many people complained it was too loud and didn't work.. I started using the BOL 1 wash arm Frigidaire and no one complained... I stepped up to this, because, well, the 1 arm thing is just too depressing even for cheap rentals)
Samsung WA40J3000AW Washer $439.00 (I was using basic Ropers until they got really cheap... And broke often.. Then tried a couple GE's and got a few complaints from the maids they didn't hold enough and broke easily.. Now bough 4 of these and zero complaints... IDK if there crap or not, i've never used one)
Maytag MEDC215EW Dryer $379 (I used what ever the cheapest Whirlpool 7 cu ft dryer clone is available at the time from lowes)

Total is about $2400

Second place is 1300 Sq Ft 3 bed 2 bath place near Summerlin..... Needs a stacked GAS DRYER Set up and Gas Stove.. Bottom Freezer 30"... Cabinets not replaced

Dryer is a Samsung Gas Stack Model #:DV42H5200GW for $699.. On Sale from $999.... Has steam amd such... Worth the little upgrade as this will be sold/priced as a higher unit
Washer is a Samsung Front Load Model # Model #:WF42H5200AW for $599 from $899.00 Also has steam and such
Fridge is a GE Artistry Bottom Freezer in Black, $1,079.00..... I love the look and feel of these and it gives the kitchen a pop.. Worth it in a slightly nicer rental
Dishwasher is the same as above, but in black... Yes, the same cheesy frigidaire
Microwave is also the same hotpoint, just in black...
Stove is a Black Samsung NX58K3310SB for $549.00... Never used a samsung gas range in a rental, so this will be a trial...

The third unit is a 3 bedroom/1.5 Bath Loft Town House in Summerlin as well.. It was a little more than we usualy spend, and needs Gas Dryer, Gas Stove and Stainless Steel... Here is where its interesting

Maytag MGR8700DS Gas Range in Stainless, $649.00 down from $900.00...... Decent luck with the Maytag branded Whirlpool Stoves.. Never bought a convection unit for a rental before, but it will be worth it

Same Frigidaire Side by Side buy in Stainless steel, Around $900.00

Fisher and Pykle Dish Drawers DD24DCTX7, $1200.00... This is something we only do in higher end units like this with 3 bed rooms... They get rave reviews from tennants and do well in reasle... However, we have had a few reliablity issues from them, but nothing awful.. I think there odd to use, but whatever

Maytag Trash Compactor MTUC7500ADM $849.00.... Not redoing the cabinets, so we are forced to replace the ugle Beige one....

GE JVM3162RJSS Over the Range Microwave $259.00... I only use GE OTR microwaves.. They never seem to break.. The couple maytags we used, all broke with in 18 months

Also doing the Same Samsung Front Load washer.dryer as above but in Platinum... Units are right off the kitchen, so need to be uniform.. Both are $1400..

These units are kept 5ish years or until they reach 20% apperciation then we look at selling them... I don't make the most money from it, but its a nice second income...

What do yall think? Does any one else here tinker in rentals or vaction rentals
 
Depnds on

the demographics of the vacation homes. I've seen Sub Zero, Thermador, Viking, and Wolf appliances in ones up around Glen Arbor, and Charlevoix Mi.
 
Haven't stayed in many rental homes, but have been to several motel/apartment places on the coast. Usually had little apartment sized stoves from Kenmore/Brown, etc, or old metal Dwyer kitchenettes. The remodeled ones and larger units with one or two bedrooms I am seeing GE full size appliances, smoothtop stoves, over the range microwave, etc.
 
In rental places I have lived in-usually its BOL or Builders model appliances that are provided.If I operated rentals-don't think I would want to provide TOL appliances for tenants to tear up.
 
We`ve been to a couple of vaccation rentals over the years, but only when they are either run like a hotel or over a German travel agency if we rented from private individuals. I wouldn`t trust any offers from Homeaway and so on because if anything goes wrong your`re pretty much left in the rain and I don`t like the concept that you have to apply for a rental and sign a contract.

From my experience so far there is a direct link between appliances and all the rest.
When they offer only BOL builders grade don`t expect much from the rest of the place. It`s been usually the places with worn out towels not so fresh smelling pillows and where you can hear the neighbors having a good laugh after you farted out loud because the walls are so thin.

One place in Florida, a motel, my dad & I had stayed at had Coppertone Westinghouse appliances; I remember the single-door fridge, but barely remember what the range was like, but I'm sure it was a small & narrow free-standing, drop-in or slide-in and electric...

 

My ex- and I stayed at a place in Florida, a hotel, years before, and that had newer General Electric appliances... Single door refrigerator & a small range--I think even with push-buttons and in Almond...
