Decided not to hijack John's Thanksgiving thread with this subject and start this thread to answer ya.
You deduced correctly. This demolition/removal of the balconies and replacement thereof will be around 120K. Yes, we attend the HOA meetings. The board president is sharp and has a good relationship with the Lauderdale by the Sea, City Council. We had two structural engineers on the board (one of which is a nuclear engineer, very familiar with concrete structures, whom thought this removal of balconies, was a complete non-necessity).
With the tragedy of Seaside, as mentioned in the previous thread, city governments, HOA's, owners, are jittery to say the least. One of the issues with the horrifying collapse of the mid rise building in Seaside/Miami, was the construction, and lack of maintenance. No-one wants a repeat so hyper vigilance abounds. Frankly, Joe and I sat with the engineers that were advising us to vote against the assessment. They both had no vested interest in either side of the decision. Their study concluded the building was extrodinarily well constructed and incredibly sound.
While in our "heart of hearts" we know this to be the case, we felt it better to be on the side of being "overly" cautious. We had a slight offset with a reserve fund but even with that it will end up at about 120K to do the remodel/repair.
Several residents wanted Joe to run for a position on the board and he considered it. When he asked me what I thought about his running, I reminded him that he is a retired physician and we still get calls in the middle of the night from people needing his help. A HOA board member or chairman, if I surmise correctly, receives calls, comments in elevators and cafe........Eddie, I bet you get calls? I think you and Joe have more patience than I....When I was asked to run, I gave a flat ass NO...I live here, I don't want to work here.
