After weeks of searching made and offer and got accepted a few hours ago.. What a relief I was getting so frustrated. Only downside now is the current owners can't move till Nov 15th because they're waiting on their new house being finished. It's nice, not exactly what either of us wanted which was an all on one floor ranch preferably but it's got a huge 1/2 acre lot on a quiet windy tree lined street and the back yard is private and beautifully landscaped, even has it's own underground well for the irrigation system which is neat. Means you can water to your hearts content if you want and aren't bound by the cities lawn watering restrictions in the summer. Theres a nice laundry room on the main floor as well, and it's finished!!! In fact the whole house is finished,,nothing to do but move in. BTW the current owners are Dutch and the place is eat off the floor spotless, how long that will last I dunno... LOL
 
You know I never did look at their appliances because they weren't built ins and they weren't anything special plus they weren't included with the house which is the norm around here. However at the last minute when they weren't going to budge downward anymore I took their final counter offer saying they leave the stove and fridge and they agreed. Personally I didn' want them and would rather have bought new stuff but my partner is a long ways away visiting his family in Newfoundland so I was doing all this alone with many many phone calls back and forth and he (who isn't at all into appliances) wanted me to so for arguments sake I did. On the technical side I am a bit concerned about the heating system. It's hot water heating with an older Hoffman? gas furnace/boiler. We've always hd forced air gas (fag ). Since there's no ductwork, no central air, they've added a Mitsubishi split system to do the living/dining/kitchen but no way will it cool the upstairs so that'll have to be addressed by next summer. Oh and I'll have the joy of buying a new lawnmower YAY!!! One thing I noticed around here is how many people have lawn services (incl. my mom) rather than doing it themselves. They're everywhere.
 
Louis, we never actually met the owners but you know they're Dutch because of all the tell tale signs,, wooden shoes in the hallway, a giant wheel of Gouda in the kitchen and a kids playhouse shaped like a windmill LOL I'm kidding!!!!! No, just from some of the knicknacks about. They're probably in their late 70's so came here in the 50's. There is a very large Dutch population in this city and area,
 
Pete, Congratulations! What's the basement like? How big is the garage? Does the boiler heat the domestic water or do you have a separate water heater? Does the house have the baseboard height radiators or larger ones? Did the utility bills look ok or were they high? It sounds like you are moving into a beautiful neighborhood with the trees in front. Do the present owners have a snow blower, small plow or a service that comes by to do the driveway? That time of the year is almost here.

Congratulations to you and Gene! I was getting a little antsy that you'd spend the rest of your lives looking for a house and we'd never get to hear about your cool thrift store purchases!

Glad to hear you're so close to settling in. Sounds like you found a real gem. Speaking of Hoffmans...My cousin has one in her house. It works like a charm, and they are very expandable as far as I can tell. Then, were you able to get to the film festival in Toronto? Dustin Hoffman was there. right on the street. Very cool if you're a fan. :o)

I had a home inspection done on Saturday as a condition of purchase and happily there wasn't anything he could find of major concern. It was quite a thorough inspection from the attic on down through the basement, the roof, eaves, soffits, drainage, brickwork, masonary, doors, windows, heating, plumbing, everything. Cost me just over $400. Bottom line he said was the house was well maintained and in excellent shape for its age. I'm very impressed with the inspect and his final report, all done in a large binder, lots of reading and a photodisk containing about 175 photo's of every nook and cranny he looked at. They're leaving the fridge and stove now and i can't for the life of me remember what kind of dishwasher was in there.
