Reliable dishwasher.

Hi,

I need a reliable dishwasher for rental property. Was thinking about Bosch 100 series or Ascenta. Is it a good choice, or you may recommend something else? Just need to be reliable. Thank you.

Frigidaire! GE 4 cycle plastic tub models are very reliable, and a good price point.
Mu buddy has them in his rental units. The GE Nautilus models he had before lasted 20 years with multiple tennants.

This property currently have GE dishwasher, which is pretty old, I'm not sure what the model is, but I'm attaching a picture.

The GE dishwasher in your picture is probably less than five years old.

If you’re looking for a good basic dishwasher for rental get a low priced whirlpool product, if you need a higher in product go a little higher up in the line at whirl pool.

Is the GE really beyond repair at this young age?

The tenant complained that it doesn't wash anything. And there was a stain on the door coming from the detergent compartment.

Are they cleaning the filters, it could have a bad main pump motor if it has had a good bit of use.

 

Unfortunately no newer DWs are holding up that well, I have two Bosch DW that are only around 3 years old at the shop that are not worth fixing, we just use them for parts to try and save others.

 

I would get a basic WP or if you want a much nicer machine get the basic Maytag.

Im with John. The basic Maytag has a self cleaning filter and you won’t have to worry if the tenants are cleaning the manual filter.

Hard water can be an issue

I had a friend with a higher end dishwasher (sorry, I cannot remember the brand at the moment but it was a "domestic" unit) but it was not washing well at all. Turns out the water softener had either been out of salt or malfunctioning for a while so the pump screen was almost plugged with mineral deposits and most of the holes in the wash arms were also plugged with minerals that had flaked off. She was using the cycles that added additional heat to the water, causing more of the minerals to precipitate out. I was able to clean 90% of it out with multiple rounds of Lemi-shine at several times the recommended concentration. :-O

30 grain per gallon hard water makes a big mess of things very quickly!

I have a 20 year-old Maytag DW, middle of the line, that still works perfectly and looks almost new inside. Unfortunately the racks are starting to rust out and it's not worth replacing them due to cost. But it has had soft water plus an iron filter all of it's life.

I am thoroughly pleased with this model, this has been the best Maytag dishwasher we’ve ever had, this comes equipped with a 1/3 horse motor and it’s very powerful, doesn’t waste time either it runs all arms at once, and it has amazing cleaning capability thanks to the motor they put in it which by the way is whisper quiet, this machine is very Bosch quality and Bosch like; as I’ve used a few before and it’s amazing to see WP in recent years toughening these units up. This model is discontinued but there are plenty of these still used available all around, this generation lasted from 2015-2020. They call it the Clean Water Wash system, has a 4 blade stainless chopper just like it’s last generation did, and has a few screens and strainers under the sump cover that will need cleaning once a year or so depending on what’s being loaded into it. We got this for 325$ and it was almost a thousand two years ago, and it’s in grade A+ condition, I’m sure you can find something similar if you keep looking. I’m not sure if they used this motor in any other WP models during that timeframe otherwise I’d go that route too.

Also I will note I completely agree with Combo, those lower end WP machines are pretty good. I have people who have them tell me after several years they are very good units.

This is the motor for model MDB4949SHZ0 and MDB4949SHZ1 per parts diagrams.

The label says 0.18 HP.  That's approx (a bit less than) 1/5 (0.20) horsepower.  1/3 horsepower is 0.33 HP.

We have a Miele Crystal dishwasher that has been installed for about three years. It does three to four loads of dishes per day. Had one issue with the self opening door mechanism that Miele fixed promptly.

In the ten years before that we had two of and three Bosch dishwashers. Nothing holds up so we just paid for Miele and have been pretty pleased. Has a built-in water softener and does a good job.

Just to follow up on the above that is around 6500 hours on the dishwasher. We haven’t found any other residential brand that will hold up to our use.
