Garage after...

Thanks for the nice comments everyone!! This was a LOT of work!! Could not have done it without the boyz, and my partner! Just too many years of neglect for one person to handle alone...

BTW: the wood floors are laminate, which is a shame, because they were originally oak. Unfortunatly, the oak floors were ruined beyond repair, as the water ran through the entire house for 3 months after the pipes were frozen and burst.
The utility room floor is original however, and that in itself should show how well the orignal tile floors and adhesives were made. The new bathroom floor is ceramic.

Thanks again!

Laminate flooring is fine by me...

I've grown to like it after having redone my master bedroom in it. Easy upkeep, and very durable. Yours looks very well installed, and I like the color of the woodwork.

It's hard to believe this is the same wreck of a house you showed us last year. I'm sure it was a lot of hard work and some serious $$$ for all the materials and supplies, but in return you've now got an income-producer and a long term investment.

Sweet Balm of Gilead

I never cease to be amazed at how you can take that which was cast aside, unappreciated and undervalued and so loving restore that to a place of pride and status. And then there's the houses, cars and appliances. You are absolutely a Light and Presence for the Good in this world. I am heartened when I see what you've been called to do and how beautifully you meet that challenge. Had you been there I can totally see God asking you to build the Ark. I am humbled and proud to know you.

Rickr, Your "summer house" turned out beautifully. Your new tenant should be grateful indeed. I still remember the pic of the old stove you pulled out of the house, i liked it. alr2903

Awesome Job!

Having done some renovations on properties that were almost that run down, I know home much work you put into it and how gratifying the end result is...You should be very pleased and proud of yourself. Congrats on a GREAT JOB!

AMAZING

Rick what a wonderful job you have done on the place!! I love the Frigidaire Range in the kitchen. I hope that the new tenants will put as much love into their new home as you did in restoring it.

GAWGEOUS dahlink.

May it bring you much cash and few problems.

You are now officially a real estate developer/ renovator / "flipper". Ejoy your new career.

The central cooling and removing hot water heat, again smart from the persepctive of a lanlord. Fewer pipes to freeze, leak, cause problems.

And now for the negatives:

Should you replace the dryer down the road, please consider a gas verison. Greener for the environment.

Loving electric cooking. Smarter for you as a landord, less painting and cleaning between tenants. Less chance of problems, statistically. (explosions/leaks)

luck and success on a job well-done!

It is absolutely beautiful! I really love the sun room. I too hope you renter will enjoy and take care of those vintage appliances. I would hate to see those Maytags replaced with a modern front loader, ughh.

A house for 3500 dollars? Wow, that's way less than two months of rent in my current flat! How did you get it for that price? If you find one, can you tell me, I'll get it in a moment! :D

Anyway, what an astonishing work you've done! I can't believe my eyes. It's a great renovation! I especially like the bathroom!
