You know how a car comes with an owner's manual, wouldn't it be nice if buildings came with them too?

I am working with a local historic preservation group to try to write a general homeowner's manual. It's geared for historic buildings, but most of it will be pertinent to new buildings as well. The goal is to put lots of useful information into a concise and easy to navigate book.

Right now I'm starting work on the first section on making an annual inspection and maintenance plan. This way, a building owner will have a checklist of things to look at to assess condition, as well as replace, much like a car's scheduled maintenance list. From replacing the furnace filter to clearing drains and gutters, I want to make an organized list that is easy to follow and breaks down the responsibilities of maintaining a building into smaller, manageable tasks. I've seen that many people simply don't maintain their buildings for a variety of reasons, then the maintenance backlog can cause more rapid deterioration of their building and the whole mess can become overwhelming. The result is often a renovation (very popular, especially on HGTV and TLC) which could be easily avoided.

I want people to be able to spot small problems before they become big ones and have a plan of action in place to deal with it. If it's too much, then call a professional. If it's easy, do it yourself. Either way, the problems can be more easily addressed if the building owner goes out looking for the damage and deterioration and finds it early, rather than letting it go until it becomes a big problem (usually at inopportune moments).

This is the tip of the iceberg. What do you think of the concept?

I think this is a great idea - reminds me of the old-fashioned 'do-it-yourself' books which explained some of the basics of home maintenance and repairs. It would be welcomed by a lot of people, I am sure!
 
Great idea Dave. Sounds somewhat similar to a really nifty book I ran across a few years ago, called the Consumer's Hand Book (published in 1967). It covers about every facet of domestic life from property, financing, food consumption, home maintenance, etc. Some great detailed articles on things to look for, what to do yourself, what questions to ask professionals, etc.

A shame really. The 3 or 4 home purchases the average consumers makes in their lifetimes are the biggest purchases they make, but yet there are absolutely no written guidelines or plans on how to take care of it. Better hope that you have great friends or family to either pass along the knowledge, and/or to help lend a hand when needed!

older home manual

I am president of a local museum. I shudder at the number of of great older houses in our area that are disinigrating because no-one is taking care of them. There is one I have been watching sit vacant for over 5 years. Just recently I see someone is working on it.New windows and roof are not really period accurate but atlease someone is tring. My parents just moved to town from a one room brick school house built in 1888. I worry about it sitting empty for months before someone buys it because these older homes seem to deteriorate a lot faster when they are empty. jeb
 
We've got one...

We bought this house and moved in in January of this year. The house was designed for the original owners (as apart from being a standard plan) and was rather expensive when it was built in 1981 with features that were highly desirable....

...only when mopping the kitchen floor did I discover a small cupboard in the back of the kitchen benches that held 2 lever arch binders absolutely full of all the original plans, appliance details etc....right down to where the windows came from and the key-lock numbers...

Where appliances had been replaced - dishwasher - the original information was still there with the replacement over the top...dates, receipts for purchase and warranty details...

All of this has been extremely useful and, for those of you who consider doing it, a boon for anyone who buys your house...
