inexpensive washer and dryer recommendation

What would you guys recommmend for use in rental units. The building is pretty middle of the road with two bedroom and two bath units. We are targeting young families, yourg professionls and some college students. There is a place for a side by side washer and dryer. I have done some calculations and research and I think I can get more rent if I supply the washer and dryer. Tenants pay utilities so efficiency is not my main concern (I like being green unless I am paying more for it - sorry Al Gore). I wasnt reliable basic units.

Home Depot has the nicely featured Admiral brand. They are Whirlpool units now at a very good price. I think the pair is under $600.

Since it is a rental, I would go to a used appliance store and get something "el cheapo" or look in the newspaper classifieds. Most machines like that can years of service and if the tenenant destroy....you are not out that much $$. Regardless which way you go, they are tax deductions! Wait...how about buying yourself high end toys and putting your old ones in the house and taking THEM as a write off? LOL Kidding.

Well it's only a thought.......

The whirlpools sound like a good suggestion, or even Kenmore, you may be even able to get a better deal on then, being that they are more realdly avalible and fairly easy to service. Hotpoint is ust to cheap, as well as Admeral, although, the brand new units are now just Whirlpools in descise. don't part with your Mieles. I have had friends come over and use my Mieles, and they just do not know how to use them properly, ie, not turning off the toggle switch when done, using them like American machines.Good luck in your search.

provide units?

I have been a renter for about 11 years now, and I'm just thrilled to have hookups, which I had to pay my landlord to put in?

Not all tenants trash appliances. In fact, I take better care of my landlord's appliances than I do of my own.

Have you looked at the Inglis at Best Buy. The 2.5 washer is 220.00 abd the 5.9 dryer is 180.00 They are made by Whirlpool. 400.00 plus tax for a set not bad for rental units.

Most tenants I know (and I do know a lot of tenants) would just prefer hookups and provide their own machines.

Furthermore, provided machines are going to be another potential maintenence headache, and unless you can do your own serious repairs, or will buy one or two more pair to swap a machine out......

Put in the hookups, and charge 10.00 (suggestion) more a month, and 15.00 more a month if both gas and electric connections for the dryer are provided.

I sold this pair of older Sears Kenmore Galaxy's to a Landlord rehabing aome rental units. They are the equiv. to Roper by Whirlpool. They are very basic. The washer does do a spray rinse in the final spin which the lower end GE's do not. The dryer is also an automatic sensor dry. So in a way they are efficient since it negates the need for an exta rinse and saves water and they dryer shuts itself off when the clothes are dry.
I don't know if they are still available at Sears.

Doesn't Costco sell lower end machines? They might have the best deal on some sort of MOL or lower Whirlpool line like "Estate" or whatever. It seems to me that if you're going to be buying 12 of each, there should be a retailer out there that would cut you a deal based on volume.

If you're buying brand new, expect to be buying again fairly soon. There's no way to be sure how the machines will be treated (although if they're not going to be coin operated you've reduced the potential for overloading) and they absolutely don't make them like they used to.

In a perfect world there would be a dozen indestructible center dial pairs up for grabs. No, wait. In a perfect world, Maytag would still be producing them!

As someone who rents...

And also works in a shop that deals with several letting agents/landlords this is a pet peave...

Why the fk do landlords insist on the crapiest POS white goods they can get!.

I know the fact I can get appliances at trade cost kinda skews my opinion, but im sure most renters would rather supply their own appliances and pay less each month!.

Thanks Westie2. I looked at them and they are very basic, but seemed servicable. We got them in quantity (12) sets delivered to the site for $400 a set. We are able to charge $50 per month. Keep in mind this is a $1500 per month rental. So in eight months we break even.

Congrats on your purchase!! Also being in the greater LA area I agree that supplying a W & D does make the unit more desirable to potential renters. I am not a renter but if I were, I'd much prefer having my own "personal" laundry, rather then doing the weekly schlep to some laundromat somewhere.

I was wondering, since you bought 12 set, was Best Buy able or willing to give you any price break since you bought so many?

MAYTAGBEAR: Different markets, different type of tenant. Yes while having laundry hook-ups in any rental is a plus, here in Southern California there are very few (if any) renters (unless they are strictly long term) that have their own W&D and drag them around each time they move. Many renters here are often much shorter "term" then your 11 years.

LA is an interesting rental market. Renters don't seem to have washers and dryers and I would not assume that they would. On the other hand, most rentals here do not provide refrigerators. Ee are however, primarily because we don't want the ear and tear of moving them in and out. For the kitchen we did the standard bottom of the line stainless package. We agreed to Whirlpool, GE, or Frigidaire as a package (dealers choice) based on delivery date which is Sept 20. The package indludes a 22 cuft side by side ice and water, gas range (std clean oven), mircro vent, and diswhasher delivered to site for $2200 including taxes
